Prime London Property Gems - April 2024

We've set ourselves a challenge: finding the most attractive homes for sale in London priced between £1-2 million. We are VERY picky. The location has to be spot-on, the property has to make us happy (basement flats are a no-no) and, above all, it has to hold its value. That's why we've limited our search to prime areas of London where demand will likely outstrip supply in the long term. Celebrity Spotting in Holland Park



Holland Park has to be one of the most prestigious yet underrated neighbourhoods in London. The park itself is a delightful oasis on the edge of Kensington, whilst the nearby main roads provide easy access to Westfield, Heathrow and the West. The streets around the park are lined with elegant mansions fit for billionaires. Richard Branson, Ed Sheeran, Elton John and the Beckhams all own houses here, so do make sure you're well dressed when you walk your dog in the park. We didn't think we could afford a property here with our budget, so imagine our surprise when we found this 4 bedroom townhouse in Lansdowne Mews, complete with an extensive terrace, off-street parking and over 1,300 square feet of space, literally round the corner from the Holland Park tube station. Granted, the space could benefit from a makeover and the lease at 114 years left is a tad on the short side, but for £1,995,000 (well priced at £1,508 per square foot) this property ticks all our boxes, including the one for glamorous neighbours.

Eaton Place Posh Pad


Belgravia is arguably the poshest area of London and Eaton Square is undoubtedly its poshest address. Located strategically between Knightsbridge, Chelsea, Hyde Park and Buckingham Palace, Belgravia is the Mecca of stately white stucco houses, many of which have been converted into grand embassies. This 1,055 square feet, 2 bedroom top floor apartment in Eaton Place, just one block behind Eaton Square, is well laid out and flooded with light. The asking price of £1,695,000 (£1,606 per square foot) is a real bargain considering the quality of the location, not just for living in but also for long term investment value (though beware of the relatively short lease at 120 years remaining). No wonder so many Russian oligarchs call this neighbourhood their home.

Merry Maisonette in Marylebone


For those who want to be close to but not in the middle of London's hustle and bustle, this 4 bedroom maisonette on George Street in Marylebone is perfectly located. Renowned as one of the best urban villages in London, nearby Marylebone High Street boasts plenty of chic independent shops, restaurants and cafes. Selfridges and the rest of the West End is within easy walking distance, which is helpful for those who toil with the burden of heavy shopping bags, whilst frequent flyers can reach Heathrow in around half an hour courtesy of the Elizabeth Line at Bond Street station. The maisonette itself is large (1,459 square feet), well appointed and doesn't require any renovation. The asking price of £1,950,000 (at £1,337 per square foot) is not unreasonable, though the remaining lease at 110 years is relatively short and could put a dampener on future value. This might be a risk worth taking for those who value space, convenience and buzz above all else.

Notting Hill Classic


Beloved of yummy-mummies and Hugh Grant fans, Notting Hill is a highly desirable location with a near cultish following, and we can understand why. From the charming garden squares to the vintage stalls at Portobello Market and the trendy shops on Westbourne Grove, this is a diverse and easy-going neighbourhood with a distinct contemporary boho vibe, perfect for those looking for an upscale family home but find Kensington a touch too stuffy. This 2 bedroom, 920 square feet apartment is located in a white stucco building on Pembridge Crescent, a stone's throw away from Portobello Road and Notting Hill tube station, with the vibrant restaurant scene at Bayswater within easy walking distance. It has plenty of light with windows on three sides, good layout and high specification decor. At £1,950,000 (£2,120 per square foot) it is pricey, but not unreasonably so for this premium location. The share of freehold and low service charges partly justify the price, but more importantly the property is well likely to maintain long term value.

What makes a neighbourhood desirable? For many it's a mixture of convenience, beauty, safety, history and prestige. Few places fulfil all these criteria and Chelsea is one of them. This explains the perennial popularity of this area which, in turn, explains the gravity-defying property prices here. A decent family home in Chelsea for under £2 million is as rare as hen's teeth, which is why our property here looks almost miraculous. The asking price of £1,875,000 (£1,978 per square foot) may look expensive but believe us we have a bona fide hen's tooth here. This is a well presented 2 bedroom apartment complete with windows on three sides, a balcony perfect for enjoying aperitifs and a large basement storage room. It occupies an enviable location on Mulberry Walk, a classic Chelsea street packed with charming houses, a few steps away from the upmarket shops and restaurants on King's Road. Yes the lease is short (only 102 years remaining), which may affect resale prices, but the bet is that the desirability of the location will provide some long term value support. That's the beauty of Chelsea for you.
